Bedminister Homes for Sale

Real-life charm, plenty of space, and that "I could live here forever" feeling

Bedminster isn’t flashy. It doesn’t need to be. It’s the kind of place that grows on you—quietly, steadily—and then one day you’re looking around thinking, “Yeah, this is home.”

People move to Bedminster for all sorts of reasons, but most of them boil down to one thing: quality of life. There’s room to breathe, the scenery is unreal, and the pace feels just right. And the houses? That’s where things get interesting.

You’ve Got Options

The housing stock in Bedminster isn’t a one-size-fits-all situation. You’ll find old farmhouses with deep porches and original beams. You’ll see townhomes that are low-maintenance and updated. You’ll come across colonials on big lots, condos tucked into wooded areas, and newer builds with open kitchens and finished basements.

A friend of mine bought a townhome in The Hills a few years back. Two bedrooms, fireplace, hardwood floors, and a balcony that looked out into the trees. She could walk to the gym, grab a coffee, hit the grocery store—all without getting in her car. After years of New York noise, that peace and quiet felt like winning the lottery.

On the flip side, I’ve also known families who moved here for the land. Backyard space for a swing set, room for a garden, a dog that actually gets to run. You can find that here—without driving hours from civilization.

What’s It Cost?

Like everywhere else, prices have gone up. But compared to other parts of Somerset County, Bedminster holds its own pretty well.

You’ll see townhomes in The Hills starting in the mid-$300Ks. Condos may dip a little lower. Single-family homes usually land between $700K and $1.2M, depending on size, updates, and land. There are also a few stunners with larger acreage and long driveways that can top $2M, especially in the more private corners of town.

The key here is value. You’re not overpaying for trendiness or a name. You’re getting solid homes in a place that people genuinely enjoy living.

The Town Has a Way of Winning You Over

It’s hard to explain the vibe of Bedminster until you spend time here. There’s a calmness that doesn’t feel forced. It’s not trying to be hip or polished. It just works.

There are horse farms, rolling hills, and old stone walls that haven’t moved in a hundred years. But there’s also quick access to shops, schools, restaurants, and anything else you might need. It’s small-town living without the isolation.

And if you're someone who likes to stay active without battling crowds, you’re in luck. There are hiking trails, golf courses (including Fiddler’s Elbow and Trump National), and parks where you can walk your dog without dodging ten others.

Easy Commute, Easier Living

People who work in the city but want space often land in Bedminster. You’ve got I-78 and I-287 right there. You can be in Manhattan in about an hour, give or take traffic. NJ Transit stops aren’t far, and Newark Airport is about 40 minutes on a good day.

It’s close enough to everything but still feels like a getaway when you pull into your driveway.

One couple I helped was commuting from Hoboken for years. After their second kid, the stairs, noise, and parking battles wore them down. They made the leap, bought a house near Burnt Mills, and now their weekends are all bike rides, backyard grilling, and walks to the farmers’ market. They joke about being “country folks” now, but you can tell they’re not joking that hard.

What People Like About Living Here

Bedminster isn’t a place you move to on a whim. Buyers tend to know what they want: a quiet street, a bit of nature, room to grow. And they find it here. It’s a town full of good intentions—well-kept homes, clean streets, and neighbors who nod hello.

Schools? Bernards Township handles the public high school, and people are happy with what their kids are getting. There are also private school options within driving distance, and younger kids are often involved in local programs or rec leagues.

Restaurants? Don’t expect dozens of trendy bistros, but you’ll find solid go-to spots. Delicious Heights is great for dinner with friends. Bedminster Pizza is always reliable. And if you need a caffeine fix, there’s Dunkin’ and a few independent options within a short drive.

Need groceries? There’s a Kings right in town. More shopping? Head to Bridgewater or Bernardsville. It’s all nearby without being in your face.

A Few Tips If You’re House Hunting

Don’t sleep on townhomes. They get snatched up fast, especially anything under $400K. They’re great for first-timers, downsizers, or anyone who wants to live in a nice area without dealing with a big yard.

If you're eyeing something bigger, be ready to act quickly. Homes here don’t sit long, especially the ones that are move-in ready. And keep an eye out for homes with private settings—buyers love those long driveways and wooded lots.
